House-Hunter’s Guide: How are homes allocated?

30 juni 2026

Are you looking for a rental property via our website? If so, it’s worth knowing how the allocation process works. We believe it’s important that properties are allocated to the most suitable candidate in a fair, careful and transparent manner.

Careful selection based on multiple factors

Our properties are not allocated on the basis of a single criterion, but on the basis of a combination of factors. Among other things, we look at:

  • The income requirement for the property;

  • Your housing preferences;

  • The availability of the property;

  • The completeness of your application;

  • The outcome of the final credit check.

Based on this information, we determine which candidate is the best fit for the property in question.

Income requirement as a basis

Every property has an income requirement. This is an important first step in the assessment process. We use this to check whether the rent is in line with your financial situation. Only candidates who meet this requirement will be considered further in the selection process.

Your housing preferences and availability

We try to take your housing preferences – such as location, type of property and budget – into account as much as possible. At the same time, the availability of properties and pressure on the housing market play an important role in the final allocation.

Complete and up-to-date application

Once you have viewed a property and indicated that you wish to rent it, a complete and accurate application is essential. We can only fully assess your application once all the necessary documents have been submitted. Unfortunately, incomplete applications cannot be included in the final selection.

Use MyQii

When you create an account on our website, we ask you to use MyQii. This app allows you to share your details with us securely and easily. Check in the MyQii app whether the link with our organisation is active. If this is not the case, you can reactivate it via the ‘Documents’ section in your tenant file.

If you are unable to use MyQii – for example, because you are not registered in the Netherlands – or if we require additional information, please upload the necessary documents yourself to your personal file.

Final credit check

We carry out a credit check prior to final allocation. This allows us to assess the candidate’s financial reliability. This step is mandatory and forms part of a responsible letting process.

Fair and transparent allocation

We strive to allocate our properties fairly, selecting the most suitable candidate based on objective criteria. This ensures clarity and transparency throughout the entire process.
