Anyone actively looking for a private-sector rental property in 2026 may notice that rents are set to be adjusted in the coming period. This is no coincidence: in this article, we explain why this is happening and what it means for you as a house-hunter.

Maximum rent increase for existing tenancies in 2026: 4.4%

For private-sector properties , a maximum annual rent increase of 4.4% will apply in 2026 .
This percentage has been set by the government under the Act on the Capping of Rent Increases for Liberalised Tenancy Agreements.

What does this mean?

  • Rents for existing tenancies will be adjusted by a maximum of 4.4% during this period.

  • Properties already listed online may also have their rents revised shortly.

Why do rents change on websites?

Because, during the annual rent reviews, landlords also set the new market rents for their rental properties.

This means:

  • Rents for properties that have already been published may increase as soon as the new market rent is implemented.

  • As a house hunter, you may therefore notice that a property you’ve previously viewed will soon have a higher rent.

What does this mean for you in practical terms as a house hunter?

If you’re currently looking for a property:

  • You can expect some rents to be adjusted in the coming weeks.

  • A property that had a lower rent just yesterday may soon be listed with a new price.

  • If you have already reached an agreement on a rental property, the agreed price will apply. However, there may still be a rent increase with effect from 1 July. The adjustments will remain within the statutory limit of 4.4%, so you won’t face any unexpected, large increases.
