What is the WWS point count and why do you now see it at our rental properties?

Recently, on our website you will see the number of WWS points at each rental property. But what exactly does that mean? And why is it important to know if you want to rent a property? In this article, we explain it for you.

What is the WWS (housing valuation system)?

The housing assessment system, or WWS, is a point system that determines the maximum rent that can be asked for a house. The better (or bigger) the property, the more points. Consider things like:

  • The number of square metres

  • The energy label

  • The WOZ value of the property

  • Facilities in the kitchen and bathroom

  • Whether there is a garden, balcony or shed

All these components together determine the total number of points. And that point number in turn determines the maximum bare rent of the property.

Why is this point number now mandatory to state?

As of 1 January 2025, landlords, including vb&t Verhuurmakelaars, are obliged to state how many points a property has in new rental contracts. This is due to the introduction of the Affordable Rent Act. This law aims to ensure that homes are given a fair and affordable rent that matches the quality of the property.

Three categories of rental properties

Based on the number of points, three types of rental housing are distinguished:

  1. Social rental homes: up to 143 points.

  1. Mid-rent homes: 144 to 186 points.

  1. Free-sector homes: 187 points or more.

There is a maximum rent for social rented and medium rented houses. For free-sector homes, there is no such limit, there the market determines the price.
