While searching for your dream home, you have probably come across the word "Housing Permit". A housing permit is an official licence that some municipalities require for renting or buying a property. The purpose of a housing permit is usually to regulate the supply of affordable housing and ensure liveability in certain areas.

What is a housing permit?

Getting a rental property can be pretty tough these days. That is why the government has authorised municipalities to designate rental properties for which you need a housing permit. These properties may only be rented by people who hold a housing permit. They can obtain this when they meet certain requirements, for example a maximum income and specific family size.

For which properties do I need to apply for a housing permit?

As mentioned earlier, you only need to apply for a housing permit for houses for which the municipality has indicated in the housing regulation that you need them for this purpose. These are usually the social rental houses (houses with a bare rent up to €879,66), but can also be more expensive rental houses, the so-called middle rental houses.

The conditions for a housing permit

Not everyone can get a housing permit. There are minimum conditions that apply nationally, namely:

• You must be at least 18 years old;

• You must hold Dutch nationality, a valid European Union (EU), European Economic Area (EEA) passport or a valid residence permit.

How do I apply for a housing permit?

You apply for a housing permit at the municipality where you need it. Are you going to rent from a housing association? Then you do not need to arrange this yourself, the housing corporation will do this for you. If you are renting from vb&t and a housing permit is required, we will inform you about this.

Where do I need a housing permit?

In several municipalities in the Netherlands, you need a housing permit for designated houses. For example in Amsterdam, The Hague, Zoetermeer, Leiden, Utrecht and Diemen. Check the municipalities' websites for the most up-to-date information on housing permits.
