Income requirement 2023: How do I qualify for my dream home?

Income requirements can be quite a hurdle in your search for a rental property. To make your search for your dream home easier, we explain the current income requirements in this article!

Minimum income

The income requirement we apply at vb&t Rental Agents is a gross monthly income of at least 4 times the monthly rent. You are eligible for housing if you have an employment contract of at least one year. Temporary employment contracts, 0-hour contracts and flex contracts may not be counted as income.

Multiple incomes

Do you have a co-tenant? The person with the highest income automatically becomes the main tenant. A second income of a co-tenant counts for 1/3^rd. Do you receive AOW/pension? Then both incomes will be fully taken in to account.

Benefit

An unemployment benefit is unfortunately not a valid income. We often count other benefits, but they are assessed on a case-by-case basis.

Equity

Have you saved a lot in recent years? We count equity from €50,000 onwards in the income requirement. We add ten percent of this equity to your gross annual income. You should have a fixed income along the equity at all times, but in this case you do not have to earn at least 4 times the monthly rent.

Self-employed entrepreneurs

Renting as a self-employed entrepreneur can be very complicated. At vb&t Rental Agents, it can be very easy. The condition for renting with us as a self-employed person is that you have been working as a self-employed person for at least 1 year. We will ask you to provide (by an accountant or administration firm) annual accounts for a completed financial year. We use the net profit before tax as your annual income.

To independent entrepreneurs, we ask three times the basic monthly rent as a deposit.
