On 1 July 2019 the new Housing Regulation for the municipalities of The Hague and Zoetermeer went into effect. As of 1 January 2020, there have been some minor changes to this. The Housing Regulation means that a municipality can set rules in the area of housing allocation and urgency provisions for house hunters. This ensures that the housing stock in the municipalities is protected. In this article, we discuss a number of minor changes that will come into effect on 1 January 2020.

How does it work?

If you want to rent a house, in some cases you need a housing permit from the municipality. By doing so, the municipality ensures that cheap and medium-priced rental properties remain available to people with a corresponding income. Moving into a residence for which you need a permit without a permit is prohibited. If you rent a house through a housing corporation, the corporation will arrange the housing permit for you.

The Hague

In this municipality, tenants of houses between 142 and 185 points previously had to apply for a housing permit. As of 1 January 2020, this is required for all residences with 185 points or less, regardless of the rental price. Does the residence have more than 185 points, but a rent of €951,19 or less? Then, too, it is necessary to apply for a permit. To qualify for a permit, the taxable annual income of the household must not exceed €47,325 for a dwelling with a rental price up to €737.14 per month. Zoetermeer

In the municipality of Zoetermeer, you need a housing permit for rental properties with a rent price lower than €720.42 per month. You also need a permit for a house with less than 189 points and a rent below €972.75. You can apply for a permit via the website of the municipality of Zoetermeer.
