Quarterly rental figures free sector

Starting in May 2020, NVM and VGM NL will together publish quarterly, up-to-date figures on the transaction data for rental properties in the free sector. Annually, these trade associations together register about 40,000 rental transactions in the free sector and collect data. Especially now, in times of the corona crisis, it is interesting to keep track of developments in the housing market. We have summarised the most important figures for you.

National developments

  • With a 2.4% rise, rental prices rose less rapidly in the first quarter than in the preceding quarters
  • The rental price per square metre was €12.04
  • The average rental price rose the most for flats

Regional developments

  • Rent prices rose the most in Noord-Holland, Zuid-Holland and Overijssel, while prices in Drenthe, Flevoland and Gelderland actually declined. Rental prices were already the highest in North and South Holland, which means that prices rose the most here too.
  • Eindhoven (22.1%) and Rotterdam (12.9%) saw the steepest rise in rent per square metre.
There are large regional differences. This is because the way in which the housing market develops differs per region. For instance, the figures for North Holland are strongly influenced by the municipality of Amsterdam. So there are also differences within provinces and regions.In the figures for the first quarter of 2020, we therefore see that rental prices have risen less rapidly than in previous periods. Whether this development is related to the coronavirus will become clear in the course of the year.
