At Vb&t, we strive to help find you a suitable rental property as best we can.

To enable us to do so, we ask that you register by filling in our registration form.

Registering is free and without obligation.

Based on the information you give us, we will automatically contact you via email as and when properties that meet your search criteria become available.

Allocation

In order for you to qualify for a rental property, our clients require a number of allocation criteria be met:

  • Your gross monthly income (inclusive of holiday pay, steady bonuses/allowances) should be 4 times the monthly rent.
  • Your partner’s income usually counts for 1/3. If you both receive a state pension, the second income may count as 100%.
  • You must be in possession of an employment contract with a term of at least 1 year. Different income calculations and / or additional conditions apply for the self-employed and for Phase B temporary agency workers. This are considered on an individual basis. If you have a Phase A temporary agency contract, unfortunately we are unable to help you.
  • If the above does not apply for your situation, but you do have a equity (own capital) above €50.000,- and a fixed income, 10% of this amount will be added up to your yearincome.
  • Are you self-employed? If so, you must meet the criteria of gross monthly income equating to 4 times the monthly rental fee. A security deposit of 2 times the monthly rental fee applies as standard.
  • Unfortunately, it is not possible for someone to be your guarantor or to rent for someone else.
  • You rent for a minimum period of 12 months.
Specific or deviating allocation criteria may apply to homes / complexes. These criteria are then listed on our website for the relevant property.

Documents

Before we rent out a property on behalf of our clients, we are obliged to do a background check. We require certain information from you. Click here to find out which documents we need. After registering, you can upload these details in your own portal.

The background check includes a credit check. To prevent identity fraud we will do several checks, for example, your ID will be checked for authenticity by scanning the NFC chip. In addition, transaction monitoring takes place on the bank accounts from which the rent is transferred. We, or the real estate owner, will do this according to the rules of the WWFT.

Any falsification of documents will be reported.

Process

You’d like to rent a property through vb&t. How does it work? Below is an outline of the steps involved to help you understand what’s involved.

  1. Register for free
    Registering for an extensive search service in the regions we operate in is free and quick to do. Based on the information you give us, you will receive automatic email updates whenever properties that meet your search criteria become available.
  2. Respond to available properties
    Seen a property that meets your needs? Click on the ‘RESPOND’ button and we will get in touch to arrange a viewing. In the case of multiple candidates, the property will be offered to the most suitable candidate. The length of time you have been registered with us can also be decisive. If a property is vacant, we will proceed with the person who responded first.
  3. Viewings
    If we contact you regarding viewing a property that is not yet vacant, we can arrange a viewing at the property with the tenant. You will view any vacant properties together with one of our rental agents.


  4. Uploading documents
    If following a viewing you would like to rent a property, we require some further information from you. We request this information to avoid disappointment. The information provided allows us to assess whether you meet the criteria set by our clients.
  5. Screening
    Once you have advised that you would like to rent the property, we check all documentation definitively. Once the file is complete and all documentation is in order, you will receive definitive consent from us to rent the property.
  6. Making up and signing of the rental agreement
    If you have correctly provided us with all the details, we will start preparing your lease. This will then be sent to you digitally via e-mail. Wondering how the digital signing of a rental agreement is working? Please click here.
  7. Key handover
    You will be invited to a key handover by our rental agent or property inspector. At this meeting, we record the condition of the property through an inspection and handover the keys to you. You are then free to move into the property.
