Are you looking to rent in The Hague, Zoetermeer or Amsterdam? Then in some cases you may need a housing permit. From 1 January 2022, a number of changes will be implemented. In this article we tell you what it is, when you need it and what has changed this year.
A municipality can designate rental properties for which a housing permit must be applied for. Without being in possession of a housing permit, it is not possible to rent the house. The purpose of this regulation is to improve the distribution of rental homes with a lower rent. In this way, the municipality ensures that social and medium-rent homes remain available to people with an income that matches their requirements. It is not permitted to rent a house without a permit if this is compulsory. If you rent a house via a housing corporation, they will arrange the housing permit for you.
As of 1 January 2022, a number of changes will be made to the housing regulations in The Hague, Zoetermeer and Amsterdam. For example, the liberalisation threshold has been adjusted to €763.47. This means that a house up to this amount is considered a social rental house. A dwelling with a rent above this amount is in the free sector. The category in which a house falls affects the maximum income you are allowed to earn in order to obtain a housing permit. The income limits for obtaining a permit have also been adjusted since the beginning of this year. The new income limits are listed below.
Whether you are eligible for a rental residence depends on your income in relation to the rental price and the number of points of the residence.
For a residence with a rental price up to € 763.47: You are entitled to a housing permit if you have a taxable annual income of up to € 49,013.
For a residence with a rent between € 763.33 and € 988.61 per month OR a residence with a rent above € 763.47 per month, but with 185 or fewer points: You are entitled to the housing permit if you meet the following income limits:
For a household consisting of one person: the taxable annual income may not exceed € 61,148:
For a household consisting of two or more people: the taxable annual income may not exceed € 77,521 per year.

For a residence with a rental price up to € 763.47: You are entitled to a housing permit if you have a taxable annual income of up to € 48,825.
For a residence with a rent price between € 763.33 and € 1010.84 per month OR a residence with a rent price above € 763.47 per month, but with 189 or fewer points: You are entitled to the housing permit if you meet the following income limits:
For a household consisting of one person: the taxable annual income may not exceed € 67,669:
For a household consisting of two or more people: the taxable annual income may not exceed € 77,669 per year.

For a social rental house from a housing corporation with a rental price up to €763.47: You are entitled to a housing permit if you have a taxable annual income up to €45,014.
For a social rental home from a private landlord with a rental price up to €763.47: you are entitled to a housing permit if you have a taxable annual income up to €47,543.
For a residence with a rent price between €763.47 and €1041.76, the combined income of your household may not exceed €64,407.

A residence gets points based on the facilities present in the residence. Aspects that are taken into account include the surface area of the house and the sanitary facilities present. The number of points can be requested from the landlord.
