How do I qualify for a rental property?

You are looking for a rental house in the Netherlands. In many cases, your new dream home is not found just like that. The media write almost daily about the tension in the housing market. Things are tight and for many people it is difficult to find a suitable rental or owner-occupied home. Sometimes the search for a home is even hopeless and you have been registered for years.

Our colleagues are there for you every day to help you as best they can. And as much as we would like to provide everyone with a nice new home, we cannot build any faster. It sometimes takes patience and we understand that this is not always easy.

But what can you do yourself? What can you influence and what can you not influence? You can read all about it in this article. First, there are two steps you should not forget.

Step 1. Register

This is the very first step when you have found a nice house in our offer. Via our registration form, you can register quickly and free of charge for the extensive search service in our regions. Based on the information you provide, we will automatically inform you by e-mail when homes that meet your search requirements are available.

Step 2. Respond to the available properties

Do you see a rental property that meets your requirements? Click on the button 'REACT' and we will contact you to plan a viewing. If there are several candidates the property will be offered to the best matching candidate.

How do I become eligible for a rental property?

To be eligible for a rental property, we apply a number of general allocation criteria:

  • Your gross monthly income (including holiday pay and fixed bonuses/surcharges) must be 3.5-4 times the monthly rent.

  • Your partner's income is in most cases counted for 1/3. If you both receive AOW, the second income can be counted for 100%. Please note that we rent out for several clients. The income standard can differ per flat.

  • You must have an employment contract with a term of at least one year when the tenancy agreement takes effect. Different income calculations and/or additional conditions apply to self-employed persons and temporary workers in phase B. These are considered on an individual basis.   • Do you have more than €50,000 in freely disposable equity? Then we will add 10% of these assets to your gross annual income. You can prove this amount by means of a recent bank statement.

  • Are you self-employed? You must meet the requirement of a gross monthly income of 4 times the monthly rent. In that case, a standard guarantee deposit of three times the monthly rent will be required.

  • Unfortunately, it is not possible to act as a guarantor or to rent for someone else.

  • You rent for a minimum period of 12 months.

  • Specific or deviating allocation criteria may apply to residences/complexes. These will be mentioned on our website.

How long is the waiting list?

We cannot give an unequivocal answer, as this depends on several factors. We ask you to respond to the properties that match your search profile and will contact you if you are the best candidate for a property. Please fill in all fields in your"my file". Documents do not have to be uploaded yet.

  • Profile candidate for the specific residence. Think of senior citizen complexes (age) or single-family dwellings (family composition).

In this way the (interest) list will be continued until the residence is rented.

Can I get urgency?

Unfortunately it is not possible to obtain urgency with us.

How long does it take before I receive a response after responding to a residence?

This is different and depends on several factors.

  • The residence is still occupied: When a residence is still occupied by the current tenants we invite candidates one by one.

  • The residence is empty: When a residence is empty, we will invite several candidates to come and view it.

  • The residence is being renovated: When work is still being carried out on a residence, it may take longer before we can visit it.

  • If you are invited for a viewing you will be notified automatically. We will always share the rental status on our website and if a property is rented out to someone else you will be notified by email.

I have responded to a property, but I haven't heard anything!

Please be patient. We will contact you if you are the best candidate for the property to schedule a viewing. If the residence is rented out to someone else, you will also receive an e-mail.
